Bloomingdale Ridge is made up of two adjoining communities, Fox Run and The Greens. The neighborhood has just fewer than 300 homes and a very active homeowners association to assist in maintaining the quality of the neighborhood and the wonderful neighborly lifestyle. The community features small to mid-size lakes, and many of the homes are either waterfront or back to the Bloomingdale Golf Course, one of the nicest and most picturesque in the area.

There are currently six active listing ranging from the low $200,000’s up to about $300,000. To purchase a home there, you should expect to pay in the range or $110 per square foot. At this time, there are three homes under contract waiting to close with an average price of the three at $213,000.

Two homes closed in the first quarter of this year, one for $198,000 and the other for $270,000. The average days on market for these two homes was 55 days, but the sales prices were only $74 and $84 per square foot. Far below what you would expect the sales price to be for the average home in Bloomingdale Ridge.

Fox Run and The Greens are served by two of the best schools in the area, Alafia Elementary and Burns Middle School. Both schools have excellent leadership by Mrs. Jackson and Mrs. Burkett, respectively, and both schools have maintained the “A” rating by the Florida Department of Education for several years in a row.

I have lived in this area for almost 20 years and have been a big supporter of these schools, and was the “Business Partner” for Alafia for several years. This is a great area to live in, and we have many members from MacDill Air Force Base you live in the area because of the quality of the lifestyle and the schools, and the easy commute to the base.
