Brentwood Hills is a very nice deed restricted community located in the Valrico/Brandon area in East Hillsborough County. In 2011, there we 35 homes that sold in Brentwood Hills. The median home price was $145,000 and the average price was $142,000. That’s in no indicative of what your home may be worth, it gives you a good idea of what the market is doing on a local level. The list to sales price ratio was 94.5% and the average sales price was $69. The highest sales price PSF was $86, and the highest gross sales price was $202,000.
Currently, there are 8 active listings and another 13 under contract. The average list price ranges from $72 to $106 PSF. The average gross list price is $141,000. The asking price of those under contract ranges from $85,000 to $185,000.

Brentwood Hills Market Update, 1st Qtr 2012
As of March 31, there were only 7 active listing on the market, and another 13 that are under contract. The average list price for the active listings is $114,100, with list prices ranging from $95,000 to $135,000. The fact there are almost twice as many pending as active listings show that the Brentwood Hills Market is pretty strong, which is great news for sellers.
There were 12 sales during the first quarter! The average list price for those was $130,900, with asking prices ranging from $71,500 to $205,000. The average sales price was $126,994, with actual sales prices ranging from $76,000 to $202,000. The average list and sales prices for pool homes were $190,750 and $185,000, respectively.
A really interesting fact is that 33% of the sales in the first quarter were “All Cash”.
